Identify the material and finish
Find the exact reference for boards, slabs, grout and treatments. Test products on an inconspicuous area and read incompatibilities before cleaning.
Inspect the surface and surroundings
Check stability, splinters or chips, fasteners, clips, joints, edges, guardrails, visible pedestals and vegetation contact. Keep people away from an unstable section until repaired.
Clear ventilation and drainage
- 1Finished level
- 2Sloping base
- 3Drainage away from the building
Remove leaves, soil and objects that retain moisture. Clear open joints, channels and inspection covers without pushing debris beneath the finish.
Clean without damaging the surface
Start with the least aggressive method recommended. Follow dilution, temperature, dwell time and rinsing instructions. High pressure or abrasives can mark timber, composite, joints and some concrete surfaces.
Match care to the material
For timber, distinguish natural weathering, dirt and decay before applying a treatment. For composite, paving and concrete, use only approved products and treat stains promptly as the product guide directs.
Frequency and products are not universal. Exposure, vegetation, use, finish and warranty conditions change the maintenance plan.
Repair with compatible components
Replace a split unit, clip or screw with the specified part. If there is settlement, a growing crack or a loose guardrail, investigate the cause and have the structure checked rather than concealing the defect.
Keep a maintenance record
Date inspections, photographs, cleaning and repairs. Check drainage, stability and fixings again after severe weather, freeze-thaw events or nearby works.
